If you are looking to sell your piece of Elizabeth real estate, follow these 5 simple tips which will help to keep your property looking the best during its time on the market, and can potentially help to gain the maximum amount for your home. Some Elizabeth real estate agents often omit to inform sellers of these simple tips to help sell your home.

 

1. Keep the property neutral

If you are going to freshen up your piece of Elizabeth real estate make sure you use light, neutral colours on the walls and window treatments.  Light browns, creams and coffee colours are an excellent neutral base which complements most types of furnishings. Remove any items of personal preference that may not appeal to any potential buyer, for example remove wall posters of cars, motorbikes, or celebrities from a teenage son’s room.  It is important to give every opportunity for a potential buyer to walk into your home and feel like they could move in immediately and live there comfortably.  If you have any hobbies, such as a teddy bear collection, it is advisable to put these into storage while your property is showing for sale.  Many potential buyers struggle to look past personal items in someone’s home and realise the potential of a property.  Most of us like to walk into a home that feels neutral, like we could easily put our own tastes into the property that we are going to buy. 

2. Keep your Elizabeth real estate property clean and simple

When buyers visit a home they want to see clean clear lines, and a simple, uncluttered layout to the home.  Keeping kitchen bench tops cleared, study work areas free from piles of paperwork, and bathrooms neat and uncluttered helps to show your property to its fullest potential.  By de-cluttering and storing any items of furniture you can do without for a period of time will help to create a new and spacious looking home.  That unused treadmill or exercise machine sitting in the corner of the lounge only detracts from making your property look like a stunning show home.  It is suggested to remove the majority of your personal items from show in your home.  Many of the cute items of children’s artwork, children’s toys, family photos etc can be put in storage while your property is on the market for sale.  This will help to simplify your home and can greatly increase the feeling of the size of any room in the home.  Make sure you show rooms as they are meant to be, for example the dining room that is currently being used as a study or children’s play area will be best to be returned to being shown as a functioning dining room.  Ensure the outdoor areas are kept neat and tidy from rubbish, pets and pet toys or furniture, and children’s toys. 

 

3. Mirrors and light

A light, bright home gives a potential buyer looking to buy some Elizabeth real estate a feeling of space, cleanliness, and general quality of build.  Ensuring curtains are neatly open, window shutters are up, there is enough lighting in each of the rooms, and all light bulbs are in working order during property viewings is essential to show your property at its best.  If your property is dimly lit, you can either use brighter bulbs, or you can purchase some reasonably priced uplights or lamps, which will quickly and simply add attractive lighting to your home.  Placing mirrors opposite windows that give natural light into a room, help to increase the feeling of space in a room.  Using strategically placed mirrors helps to make a small room feel larger. 

 

4. Get a second viewpoint

When you have lived in your home for a length of time, it can sometimes be difficult to decipher what is neutral, and what is not.  It pays to get the advice and opinion of a friend or relative who will give you constructive criticism about the first impression of your piece of Elizabeth real estate.  Remember that a potential buyer is most affected by the first impression that they receive when then walk into your home.  This begins when they walk up to your front door, and continues as they enter each different room and space throughout your property. 

 

5. Not too much floral

This is an issue of personal taste and style.  Many of our Elizabeth real estate homes are cluttered with a personal style that we like.  The problem is that not everyone will agree with our style and taste.  If you like floral, make sure that this style is limited.  There is nothing more off-putting to a potential buyer when they walk into a room to find it crammed with a specific themed style, such as a floral room with matching curtains, bedspread, wallpaper, and lamps!
