Choosing a Real Estate Agent

Adelaide Real Estate

Whether you are looking to buy or sell, it is important to find yourself a professional and reliable Adelaide real estate agent who will have your best interests at heart. Buying a home is one of the biggest decisions we will ever make in our lives, so make sure you are in partnership with an experienced agent. When choosing an agent, especially when looking to list your home for sale, never be too afraid to ask questions. What do I ask my potential Adelaide real estate agent?

Do you hold a current real estate licence?
How long have you been selling real estate?
What locations or areas have you gained experience in selling real estate?
How much experience do you have at selling properties, and what type of properties do you normally sell?
Do you sell, or have you sold, Adelaide real estate in my local area?
What is the maximum and minimum price you believe my property would sell for?
What length of time do you believe my property will remain on the market for sale for?
How much commission do you charge for selling my property, does this include GST?
Do you have any clients who are happy to give a reference for you?
How will you market our property for sale, how much will this cost us in total?

Once you have spent some time talking over your property with an agent, ask yourself a few questions.
Do you feel comfortable and at ease with this Adelaide real estate agent?
Does the agent have confidence in selling your property, do they have a keen interest to sell your property on your behalf?
Have they offered any tips or suggestions that may help to sell your home at its premium?
Have they clearly answered all your questions sufficiently?

An Adelaide real estate agent’s role in selling your property includes providing a clear and realistic expectation of what your property will sell for, they will work with you and your specific needs to decide how best to go about selling your home, for example should the property be listed for sale, go to auction, or be put up for tender. The agent will liaise with you and suggest and arrange the best marketing of your property, which includes photographing the property, arranging floor plans, descriptions etc for promotional materials, flyers and advertising. The agent will manage all enquiries about your property, will use their database of prospective buyers to promote your property to, and will organise and attend all property inspections and open homes, recording all prospective buyers who attend. They will present offers to you, and work to receive the best results for you, handling the sale negotiation process on your behalf, prepare a sale contract, and offer you advice on conveyancer and financial services. At all times during the marketing and sale of your property, your Adelaide real estate agent will keep you informed and updated regularly.
